Heritage Valley Village is a diverse residential community located on the southwest edge of Valparaiso, Indiana. As an unincorporated area, the Village is home to 506 residences across a variety of neighborhoods, each contributing to its character and appeal.

The community includes the condominium neighborhoods of Cotter’s Cove, Cotter’s Mill, and Windmill Cove, along with the single-family areas of Old Towne, Brookside, Thornapple Farms East, and Thornapple Farms West. Together, these neighborhoods include 137 condominium units, 75 patio homes, and 294 single-family homes, offering a range of living options within a connected community.

This website is maintained by the Heritage Valley Village Services Association, Inc. (HVVSA) to provide residents with information, updates, and resources related to the community.

Founded in 1997, HVVSA was organized for the purpose of maintaining and operating the common property within Heritage Valley Village. It is administered by a Board of Directors composed of nine Heritage Valley residents, ensuring that decisions reflect the needs and priorities of the community.

In addition to HVVSA, several neighborhoods within Heritage Valley Village are served by their own Homeowners Associations (HOAs). These associations establish and enforce community standards, maintain neighborhood-specific common areas, and work with property management companies to handle day-to-day operations.

Property management services are provided within the Village as follows:

• PP NW, Inc. – Cotter’s Mill, Cotter’s Cove, Thornapple Farms East, Thornapple Farms West

• First American – Windmill Cove and Old Towne

• Brookside – Independently maintained

Together, HVVSA, neighborhood HOAs, property management partners, and residents work to maintain a well-managed, welcoming community that preserves property values and enhances quality of life throughout Heritage Valley Village.
